(Throttle forward, extending flaps for lift) Here we go… Getting a real estate listing sale in Maine off the ground.
Listing Maine real estate is a lot like flying an airplane.
Tons of preparation work because we all know failure to plan is planning to fail.

Listing, selling property listings in Maine is a lot more than passing a real estate licensing test.
Starting out it is a situation of you have a license but you don’t know how to fly yet.
Not everyone can wait it out financially on total commission sales in real estate work. The need to bring in an income can interfere with what has to happen to get the property listing off the ground and to land safely at a local real estate closing.
It is no secret that many folks jump into real estate thinking how easy it is going to be.
But like everything in life, there is a learning curve.

And are you prepared, has life trained you and guided you to this Maine real estate rise and shine everyday?
To wind yourself up to list and sell.
And like a waitress that can handle with ease more than one table.
You have to watch your steps, manage your time and think about what you are doing.
When I got my Maine real estate broker’s license back in 1979, that learning curve was the steepest it could be.
Because the early 1980’s real estate market saw 16.5% adjustable rate mortgages and it was no walk in the park easy listing sale process. But in the long run, those most challenging markets in real estate are what prepare you to take nothing for granted.

A tough market is so much better foundation for the long run career in listing and selling Maine real estate properties.
Like flying, real estate listings orbit the local Maine real estate market like other planes.
Situational awareness is key to know where and where not to navigate the plane.

You can not be distracted.
The weather in Maine can change quickly and a real estate agent or broker needs to be able to sense what happens next.
And to take action before it does to make sure the outcome is the best it can be.
Just like flying, this bird is going to land one way or another.
With the help of a pilot and ground crew or from enemy fire damage or sheer running out of fuel, this bird is going to end up on the ground.

You have to know what you are doing or it is sink or swim. Do or die important.
A property listing only lasts so long before the seller can decide to relist with another Maine agent.
Why doesn’t a listing sell in a timely period?
There a slew of reasons but the two greatest causes for a lack of a real estate sale are over priced, under marketed.
And because people are involved, everyone doing their job in the real estate operation is key. What has to happen and when depends on all the folks involved in a Maine real estate sale. Buyers have deadlines to get to the closing. Often because their old house is selling and when it
closes is crucial. Same kind of deadlines with the property owner who is tired of heating, maintaining, paying taxes or a mortgage payment.

Time is money and like an airplane trip, lots to pre plan and pay attention to until touch down and taxiing to the arrival gate.
Title problems, divorce, death, low appraisals, life can all ball up a perfectly good Maine real estate sale.

My Dad was a tail gunner in a World War Two B-24 liberator bomber plane.
And the missions they flew to reach targets needing to be disabled had no guarantees.
And he would always tell his four boys when sharing the B-24 flying experience that you take nothing for granted. You prepared for the worst, hoped for the best. Cramped in the back of a very cold, open to the elements B-24 four engine airplane for five or six hours.
Every mission never knowing for certain whether you will return from it.
Each run with your crew never quite the same but always dangerous. The stakes were life and death important to do what you were trained to for back in the states.
Every real estate listing sale in Maine is important and serious business.
In every Maine real estate listing sale, what is the target audience?

You have to know who out in the audience is the best fit to buy this house at this particular point in time.
How do you achieve the best real estate marketing results starts with doing a better job describing the property.
Making sure the person who ends up purchasing it realizes you are marketing to them.
What are the known obstacles to prepare for the best you can could be a tenant that it is never convenient to show the property. Or a seller who has lots of contingencies?
What extra steps might be needed if everything does not go as planned?
There is nothing like experience to help flatten the learning curve listing, selling Maine real estate.
